Hello, my name is Tim Kukla, and I am a full-time Professional Real Estate Affiliate Broker who lives and works in Tellico Village. I specialize in the beautiful Tellico lake and golf communities in and around the Knoxville area, working with buyers from all areas of the United States to help them find exactly what they are looking for. I also assist sellers by using a modern marketing program utilizing all aspects of social media in order to market and sell their homes. I was born in the Chicago area then lived in several great states in the USA from Texas to Hawaii before returning to Illinois and settling down in Naperville. My wife, Therese, and I raised two beautiful children who graduated college in East Tennessee, not far from our home.

As a Professional Realtor® and member of the Knoxville Area Association of Realtors®, I will do my best to work for your individual needs and concerns. With access to the Multiple Listing Service (MLS), we can look at properties via the internet and understand the current market conditions in order to become successful in either buying or selling property. I have had my real estate license for more than 25 years and have bought and sold several properties for my own personal investments. Prior to my career in real estate, I was President and Founder of Precision Midwest, a surveying/engineering software company with emphasis on 100% customer satisfaction through our state-of-the-art instrumentation and software training center.

As mentioned before, I have been in the real estate business for more than 25 years. It began at one of my father’s birthday parties as we talked about him changing careers. My father was in the retail clothing business as he and my mom raised my two brothers and sister on long retails hours and low pay. We talked about the pros and cons of the real estate profession, and he finally said that he would do it if I would, so we acquired our real estate licenses at the same time in Illinois. My father’s second career launched successfully. He was heavily involved in his own community, which started generating referrals for his new career in real estate. Real estate is a referral business, and by working honestly and doing a fair job, the referrals kept coming. I said goodbye to Precision Midwest and headed south with my family, where I began my second career.

Likewise, I am actively involved in my new community of Tellico Village. Following in my father’s footsteps in the context of both work and community engagement has landed me the nickname “Tellico Tim” over the years. The nickname was given to me when a few of my clients and friends joked about my heavy involvement and knowledge of the Tellico Village community. What started out in fun ended up sticking with me, and I embrace it to assist my clients in receiving optimal results. I highly encourage prospective buyers to get involved in the organizations they’re particularly passionate about, as the area likely offers almost everything. Throughout the years, I’ve been involved with Maryknoll Fathers & Brothers, Tellico Fishing Club, Tellico T-BART, Tellico Men’s Golf, Knights of Columbus, 2 Boating Clubs – Red Solo Cup and Tervis Tumblers, Billiards Club, and more.

Sometimes I go beyond the waters of Lake Tellico to volunteer in the greater Loudon and Knoxville area. My outreach extends to Habitat for Humanity, American Cancer Society, KCHS, and Dream Connection. Many people in the community are connected to other organizations to give back, and that’s something I like to encourage and coordinate with new residents.

I believe in continuing education and attending several Tennessee Association of Realtors classes each year to stay current with all the new laws and regulations.

To fully discover Tellico Village the way I do every day, I encourage prospective buyers to rent locally in the Village or stay close in Lenoir City. I will spend a couple days with you to showcase the community amenities, such as a state-of-the-art Wellness Center and year-round golfing on three championship golf courses (Kahite, my favorite), and invite buyers for a boat ride to give them a glimpse of the wonders of the Village from the water. After a long day of home searching and touring, I encourage buyers to dine at the Blue Heron Restaurant at the Tellico Village Yacht Club, an elegant, social hot spot.

If Tellico Village isn’t right for you, we can transition into Rarity Bay or other areas where I have a concentration of sales. My clients’ priorities become my priorities when we work together, so I can assist prospective buyers on the best community for their wants and needs. Prospective sellers will be guided towards their own objectives through mass media exposure, which we can discuss together to utilize the right platforms for you.

When I’m not wearing the hat of Tellico Tim, I visit with friends and family who have happily made the move to Tennessee as well. My brother, Ron, came to me when he and his wife, Nancy, decided to follow in our footsteps in migration to Tellico Village. They have their dream home on the water and enjoy stringing up their pontoon next to ours for a day afloat. I couldn’t be more thankful for the opportunity to do what I love in the place I now call home.
