MV: Key Rental Management has been Tellico area’s premier choice for both short- and long-term rentals for nearly two decades. Tell us a little bit about your company.

Jim: Coming up on our first year anniversary in March as the new owners has been an exciting time. I am a full-time property management business that offers short- and long-term as well as furnished and unfurnished rental properties. Offering this kind of variety opens doors to providing alternative solutions to residential needs. Although a majority of our units are located in Tellico Village, I have been expanding the business to the Loudon County area with aspirations to include West Knoxville in the future.

MV: Your objective is to provide short- and long-term visitors to the Tellico Village area with a premium experience at an affordable rate, while maximizing the investment return for the homeowner. Explain.

Jim: You only get one chance at first impressions! My goal is to provide a product that either encourages repeat business or a personal experience that makes people want to refer their friends and family. In following this business plan, vacancy rates are kept to a minimum, which, in turn, makes my owners happy.

MV: How important was your relocation to Lenoir City?

Jim: The relocation of the office to Lenoir City has been one of the best decisions for growth and success of the company. As you know, Highway 321, identified as a scenic byway, leads directly into the Smoky Mountains. These folks pass our location to the tune of 26,000 cars each day. One of the many benefits we have experienced is an increase in walk-in inquiries. According to the Commissioner, Tennessee Department of Tourist Development, 95 Tennessee counties had an increase in direct tourism expenditures. I look forward to participating in that success with our rental properties.

MV: You also, I guess you’d say, “raised the bar” on rental home standards. Why is that important to both the renters and homeowners?

Jim: Improving the quality of anything is an ongoing process and one that hopefully pays off in the long run. Raising the bar gives my product an edge on my competition. Typically people respect nice things and are grateful when someone has provided a product that they would like to have if they were the ones benefitting from it. In my opinion, it’s a win-win situation for everyone.

MV: What is the significance of being selected by the Tellico Village POA’s website as its exclusive rental management company for its Discover Packages?

Jim: It is both an honor and privilege to be selected as the exclusive rental management company by the Tellico Village POA’s website as well as providing the on-site accommodations for their Discovery Weekend Package. Our owners are excited to share their homes so others can experience a lifestyle and a community that could be a destination or a stop along the way on a journey. All in all, the significance of the opportunity will not only be explosive for the business, but also rewarding in that I can participate in growing our community!

MV: You’ve also introduced a new online feature for homeowners. Why is that so important?

Jim: The new software programs have been a tremendous asset to the company in communicating with our owners as well as streamlining the day-to-day activities. Owners have the capability to log into the system and view documents and statements as they pertain to their property in real time. The software not only creates good communication between the owner and myself, but can also work the same way with vendors and tenants. The vendors and tenants portals have a scheduled start-up date for sometime in mid-2013.

MV: This is your full-time business. Why should that be important to both renters and homeowners?

Jim: Because 100% of my focus is on professional residential management, I believe that both our property owners and renters enjoy the type of experience that comes from a full- and not a part-time effort.
