Knoxville/Maryville real estate agents, Peggy and Mark Warren with Keller Williams, recently re-tooled their website, and as a direct result, have changed the trajectory of selling their clients’ homes through use of highly effective marketing tools. Peggy and Mark have noticed a significant increase in exposure to audiences who haven’t started looking yet (certainly their best potential grouping), audiences who just left the market, and finally, audiences who know people who are looking. As a result, the Warren team noted they are currently experiencing a 42% higher response rate and 94% more views of each of their clients’ listings. Most noteworthy, 65% of their property views stem from mobile devices. Having a website that is adaptive and responsive to mobile devices is essential.

As a direct result, since February 2017, they have seen the number of listings their office took increase 31.4% from the month prior, while contracts written also increased, overall, to 64%+. This was compared to Knoxville Area Association of Realtors (KAARS) and surrounding local markets, who revealed that they only experienced a 4.1% increase (a difference of 27%) in listings taken. In addition, KAARS local markets experienced a 12% decrease (a difference of 39.9%) compared to contracts their office have written.
According to a National Association of Realtors survey, “How Buyers Found the Home They Purchased,” 44% said real estate sites, 33% said REALTOR®, 9% said yard sign, and 14% missing. So here is our bottom line, understanding that 14% missing from marketing can make the difference in a home sale.
